Dubai hidden fee questions
Is the 5% housing fee mandatory in Dubai?
For most residential leases, Dubai’s municipality housing fee applies as 5% of annual rent. It is collected separately, typically through your DEWA bill, so it is not included in the rent headline. Tenants should plan for it alongside rent, not as optional.
What is the standard agency commission for rentals?
A common market rate is 5% of the annual rent, often due at signing on rental deals that go through an agent. Direct-from-landlord deals may avoid it, but agent-led listings usually include this line item.
Are business setup fees one-time or recurring?
Both. Trade license and authority renewals recur yearly; flex-desk or office packages are usually annual. Medical tests, establishment card steps, and first-time visa processing behave more like one-time or periodic costs when you onboard or change status. Your calculator stack should mix recurring license charges with these add-ons.
