About HiddenFees

HiddenFees.ae is an independent site built around one problem: people budget from advertised prices, then meet the real invoice. A Dubai rent listing does not include agent commission, the municipality housing fee billed through DEWA, Ejari registration, or deposits. A visa quote does not include the medical test, Emirates ID, or mandatory insurance. The gap between those two numbers is why this site exists.

Why we started

This began first-hand — moving to the UAE and paying these line items one by one — and from watching tenants and new arrivals sign for a headline number, then absorb charges they never planned for. We are not a consultancy and we do not sell setup services. We collect the recurring fees, explain them in plain words, and put them into calculators you can use in under a minute.

How we handle numbers

Every figure on the site carries a label: either an official fee, linked to the government page that publishes it with the date we last checked, or an estimate, with the basis stated. We do not present a market price as a government tariff, and we say plainly which figures we could not source officially. The full detail is on our methodology and sources page.

Who operates this site

HiddenFees.ae is operated by Selarya Information Technology Consultancy, a sole establishment licensed in Abu Dhabi, United Arab Emirates under economic licence number CN-6396371. It is owned and managed by Nermin Kaya, who writes the content and builds the calculators. The licence covers data classification and analysis services and e-commerce through websites.

We are not financial, legal, or real-estate advisors. We are not licensed to give advice of that kind and we do not give it. What you read here is planning information, not financial advice. Confirm figures with the relevant authority or provider before you sign or pay.

Correcting a figure

If you find a number that is wrong, or a tariff that has changed, write to support@hiddenfees.ae and we will check and correct it. We re-verify the official sources at least every six months.
