What each fee means

Platform service fee

Most short-stay platforms add a service fee on top of the advertised booking total. This calculator supports either a percent mode (default 10%) or a flat AED fee.

Tourism Dirham (short stays)

Tourism Dirham is modeled by tier, nights, and bedroom count. Studio and 1 BR use one billable unit. From 2 BR onward each bedroom adds another unit.

Refundable deposit

A refundable security buffer is included as a planning line for short stays. It usually ranges from AED 1,000 to AED 2,000 depending on operator policy. Confirm invoice terms and refund timeline.

Common questions

Which hidden fees show up most often for short stays in Dubai?
Most short-stay invoices add platform service fee, Tourism Dirham, and a refundable security hold or deposit on top of the listed booking number.
How should I enter the base number here?
Use the booking total before service fees if possible. The calculator then layers common add-ons so you can compare ad price versus real cash needed.
How is Tourism Dirham calculated?
The model uses your selected tier, bedroom count, and a 30-night planning horizon. Studio and 1 BR are one billable unit. Larger units scale by bedroom count.
Why do you include a refundable deposit?
Many operators place a temporary hold or collect a refundable deposit for short stays. The common range is AED 1,000 to AED 2,000. It still affects move-in cash, so we show it explicitly.
Can I switch to long-term Ejari mode here?
No. Monthly Rent now focuses only on short stays. Use Annual Rent for long-term Ejari lease planning.

How HiddenFees fits your move: choose rent, business setup, or lifestyle calculators based on whether you are relocating, launching in DMCC or another free zone, or comparing school fees. Enter the headline figure from any ad or proposal, whether that is AED 8,000 monthly rent, a license quote, or published tuition, and we layer in the fees people usually meet after commitment. Each tool maps known UAE charges such as 5% agency commission, 5% Dubai municipality housing fees collected through DEWA, Ejari registration, refundable utility deposits, establishment cards, and other recurring setup costs that rarely appear in the first conversation. The totals are planning estimates: your building, free zone, or contract may differ, but you leave with a budget tied to how Dubai bills in practice, not a marketing teaser. HiddenFees is built for anyone who wants honest numbers before signing. We foreground the line items sales quotes skip, including housing fees on DEWA bills, DEWA and chiller deposits, and business steps beyond the license fee, so you can compare scenarios and negotiate from the number your account actually sees.
